Owning a home in your 20s in the Philippines might feel like a distant dream. But Pag-IBIG is making it possible sooner than you think. ICYDK, Pag-IBIG Fund is rolling out up to 40% discounts on more than 30,000 foreclosed properties nationwide. The Pag-IBIG Acquired Asset Super Sale launched on August 25, 2025 and will run up to December 14, 2025. Here's everything we know so far.

Pag-IBIG Is Slashing Home Prices By Up To 40%: Here's How It Works

Pag-IBIG Fund members and non-members can take part in the online public auction. Discounts include 40% off on occupied units, up to 35% off on unoccupied units, 25% for short-term installment purchases, and 15% for those availing of Pag-IBIG housing loans. The program is open to all interested buyers, including current occupants of foreclosed units.

The list of available properties ranges from house-and-lot packages to condominiums and can be searched by location. According to Pag-IBIG, "all properties are sold on an 'as-is, where-is' basis," with all transactions subject to approval. Documents will be reviewed under Pag-IBIG Fund’s policies before the sale is confirmed.

Buyers can also choose from flexible payment options: cash payment in full within 30 days, short-term installment in equal monthly payments for up to 12 months, or long-term installment of up to 30 years through a Pag-IBIG Housing Loan.

In an earlier interview with Cosmopolitan Philippines, licensed real estate broker Jad Dator said that owning property, especially for Gen Z, is one of the smartest financial moves to make. He suggested that flexible payment options, such as taking advantage of manageable downpayment terms, can be a practical strategy for securing a future home.

So this opportunity might just be one of those moves. Through this program, Pag-IBIG hopes to provide more opportunities for affordable housing, especially for younger buyers who want to secure a property early without the heavy financial burden.

How To Avail Of The Pag-IBIG Super Sale

  • Create your Buyer ID at the Online Public Auction Registration.
  • Once you have your Buyer ID secured, you may now browse through the list of properties for sale on their website. You may also access it via Bulletin boards in all Pag-IBIG Fund branches or housing hubs.
  • If you find a home that fits your budget and your criteria, you may submit your offer using the Online Public Auction on the Pag-IBIG website. It's also possible to receive an "Invitation to Purchase." You just have to comply with the requirements in the invitation within the promo period to avail bidding. 
  • If you win the bidding, you may submit the document requirements, which will be provided by Pag-IBIG. Once approved, they will provide payment guidelines according to your preferred mode of payment.
